The Penthouse Condominium is a high-rise residential building located in the heart of Towson, Maryland. Recognizing the prevalence of water penetration issues in its upper sections, an initiative was launched to comprehensively address these concerns. ASG was entrusted with overseeing the repair program, focusing on the exterior façade on the east and south sides of the building, along with control joints, and sections of the EIFS. A strategic decision was made to maintain the existing system by selectively replacing dam-aged areas and recaulking to uphold a functional water barrier at the surface. ASG conducted a thorough assessment and feasibility study of the parking garage, specifically targeting structural damage and persistent water leaks. This meticulous evaluation extended to the design and implementation of a dewatering system for the lower level of the garage, aimed at mitigating water-related issues and enhancing operational efficiency. ASG’s comprehensive analysis informed the design of the dewatering system, prioritizing proactive measures to address observed issues and providing valuable insights into the extent of damage.
