Grey Rock Villas Condominium, located near Baltimore in Pikesville, Maryland, has maintained a longstanding relationship with ASG for over two decades, which commenced with their early engagement in resolving building defects and water leakage issues. This period, ASG provided crucial litigation support through architectural forensic analysis, repair designs, and contract administration for the repair construction. The comprehensive efforts undertaken by ASG resulted in estimated repair costs nearing one million dollars, reflecting their commitment to resolving structural issues and ensuring the integrity of the community’s buildings. Subsequently, from 2010 to 2018, ASG spearheaded a proactive maintenance repair program for Grey Rock Villas. This initiative encompassed a range of essential tasks such as roofing replacements, caulking replacements, painting, general wood rot replacement, and overall maintenance repairs. The culmination of these efforts materialized in 2022 with a significant capital improvement project, which involved recoating the EIFS façade, caulking, and painting across all 24 buildings. Since the completion of this transformative project, Grey Rock Villas has experienced only minor annual maintenance requirements, highlighting ASG’s efficacy in implementing sustainable solutions for long-term infrastructure upkeep.
