Since our founding in 1988, ASG has been committed to bridging the gap between design professionals and property developers. Our mission is clear: to help our clients create better buildings—structures that utilize healthful, reusable materials, generate more energy than they consume, support green roofs that foster habitats and produce food, reclaim and filter stormwater, integrate natural light and ventilation, and provide safe, comfortable environments.

The initial phase begins with a thorough understanding of the project’s scope and client goals. This includes site analysis, gathering measurements, and documenting existing conditions to establish the “as-built” foundation. We work closely with clients to develop a Detailed Program that outlines proposed additions, changes, and potential alternatives. Schematic Design Documents are then prepared, consisting of preliminary plans, elevations, and 3D views. These early designs can be used to obtain preliminary pricing from contractors, ensuring the project is aligned with budget expectations from the outset.

In this phase, the approved schematic design is further refined into detailed technical drawings and specifications. These Contract Documents are essential for obtaining necessary Building Permits and form the basis for contractor bidding and construction. The documents include comprehensive Construction Drawings and Specifications that provide clear instructions for builders, ensuring that the design intent is faithfully executed during construction. This phase bridges the conceptual design with practical, buildable solutions, laying the groundwork for a successful project.

During the Bidding and Contractor Selection phase, we facilitate the process of selecting the right contractor for the project. This may involve arranging site visits, answering contractor inquiries, and evaluating bids to ensure they are competitive and comprehensive. If a General Contractor has not been pre-selected, we assist in analyzing bids to determine the best fit for the project. For pre-selected contractors, this phase may include Value Engineering and final pricing negotiations, ensuring that the project stays on budget while maintaining quality standards.

In the Construction Administration phase, we oversee the execution of the project, ensuring that construction adheres to the design intent and contract documents. This includes conducting regular site visits, reviewing shop drawings, and assisting with any client or contractor inquiries. We also review payment requests to ensure they are consistent with work completed. As the project nears completion, we assist with the final inspections, punch lists, and project closeout documentation, ensuring a smooth handover of the completed project to the client.
